Building rules and regulations
A plain-language summary for owners, tenants, guests and contractors.
This page summarises the building’s official rules for convenience. The binding version is the building’s community rules and Jointly Owned Property declaration under Dubai Law No. 6 of 2019. Where they differ, the official version applies. Official rules (PDF) [link to be added]

General conduct
- Treat neighbours, staff and visitors with respect.
- Owners are responsible for their tenants, and residents are responsible for their guests, domestic staff and contractors.
- Follow instructions from building security and management on safety matters.
- Owners who lease their unit must give tenants a copy of these rules.
Noise and quiet hours
- Quiet hours are [e.g. 22:00 to 08:00]. Keep music, TV and gatherings at a level that can’t be heard in neighbouring units.
- Noisy works (drilling, hammering, demolition) are allowed only during permitted works hours: [days and times].
Common areas
- Keep corridors, staircases and lobbies clear. Shoes, bicycles, prams and storage items in corridors block fire escape routes.
- Don’t smoke in enclosed common areas, lifts or stairwells.
- Report damage or hazards in common areas through Contact.
- Common areas can be booked by owners and tenants with no outstanding dues, when not already booked. See Book the event room.
Pool and gym
- Opening hours: [pool hours], [gym hours].
- Children under [age] must be supervised by an adult at all times.
- Shower before using the pool. No glass containers in the pool area.
- Residents may bring up to [number] guests and must stay with them.
Balconies and facade
- Any change to the building’s exterior appearance needs prior written approval. This includes balcony enclosures, awnings, satellite dishes, signage and window film.
- Don’t hang laundry, flags or banners where they can be seen from outside.
- Don’t throw or shake anything from balconies.
- Barbecues on balconies: [allowed / not allowed, and conditions].
Pets
- Pet policy: [allowed types, registration, limits].
- Pets must be on a lead in common areas and are not allowed in the pool or gym.
- Owners must clean up after their pets immediately.
Waste and recycling
- Bag household waste securely and use the garbage chute or bin room on your floor.
- Don’t leave waste outside your door or in corridors.
- Arrange disposal of furniture, appliances and renovation debris with building management. These must not go down the chute.
Parking
- Park only in your allocated bay. Visitor parking: [arrangement].
- Don’t store items in parking bays or wash cars in the car park.
- Vehicles left in another resident’s bay may be reported to management.
Renovation works
- Most works inside a unit need a NOC from building management before they start. Some also need approval from the relevant Dubai authority.
- Contractors must register with security, work only during permitted hours and protect lifts and corridors.

Moving in and out
- Book moves in advance. Moves are allowed [days and times] using the service lift only.

Leasing and holiday homes
- Tenancy contracts must be registered on Ejari, and tenants should be registered with building management for access cards.
- Short-term rental of a unit as a holiday home needs a permit from Dubai’s Department of Economy and Tourism, and must follow building rules on guest registration: [building requirements].
Fire safety
- Don’t cover, disconnect or tamper with smoke detectors, sprinklers or fire alarms.
- Keep fire doors closed and never wedge them open.
- When the alarm sounds, leave by the stairs, not the lifts, and follow staff instructions. Assembly point: [location].
